The TripAdvisor team is always working to improve our dashboard and add tools to allow you to update your listings more efficiently. Instead of updating each property individually, we now have a bulk edit tool to make mass changes with just a few clicks.

Information to know about the Bulk Edit tool:

 

  • This is only available for property management accounts with more than 5 properties
     

  • If edits are made using this tool, that field will no longer update from your integration. If you would like to switch the field back to update from your integration, you can do this under My Listings>Preferences. If you switch the field back to “yes,” any manual edits may be wiped out when the update runs from your integration

 

How to select properties
 

Log into your TripAdvisor dashboard https://rentals.tripadvisor.com/login
 

Click on "Listings" at the top of the page, then "All Listings." Use the filters to narrow down your search…

  • By Online/Offline

  • By Bedroom size

  • Or by searching the name, property ID or location in the search bar

 

You can also expand your items per page on the bottom right hand side

Check off all or select the properties you would like to Bulk Edit and then click on Edit Selection

Calendar

 

Once you’ve selected your properties, choose the dates you would like to mark as available or unavailable and add an optional note.

 

This tool cannot change dates to available for days imported from an external calendar (iCal or software integration) or if you have a booking through TripAdvisor for those dates.

 

Uses:

  • Going on vacation and can’t reply to booking requests? Mark your calendars as unavailable temporarily and then change them back to available when you’re back in the office!
     

  • Can’t accept bookings more than 12 months out? Use this tool and set a reminder to update the rolling dates monthly

Rates

 

Base rate is applied to any dates that do not have seasonal rates and they are required in our system.

  • Select base rate in the drop down
     

  • Existing values will be displayed if they are the same in your selected properties. “Current values (mixed)” will appear if the existing values differ
     

  • You can change all or individual fields. You can leave fields as mixed while updating a different field without changing the mixed field. For example, below, I am leaving the weekly rate as is (different on the selected properties) but updating all nightly rates to $10.

 

Seasonal Rates

 

  • If your seasonal rates dates are the same for the selected listings, you’ll get the screen below where you can add, edit or delete individual rate periods on the selected listings.

  • In the example below, I added a changeover day to my July seasonal rates without changing the mixed weekly values:

  • If your existing seasonal rates dates are different, you will get the screen below where you can:

  • Add a new seasonal rate (if they overlap existing seasonal rates, the new rate period will override the old ones)
     

  • Apply a new minimum night stay, weekend rate, changeover day or additional guest fee to the existing seasonal rates on the selected listings
     

  • You can also delete all seasonal rates if you would prefer to start from scratch

 

Currency
 

  • We allow rates in the following currencies: USD, AUD, GBP, EUR, CAD.
     

  • This tool will update the currency but not change the existing rates values.
     

  • We can only pay USD to a US bank account. Other currencies will require a PayPal account for payment.

Taxes and Fees

 

Tax
 

  • Important to note: we only apply tax to rental costs, not fees.
     

  • If you don’t have a tax on the selected listings or the value is the same, you’ll receive the pop up below that you can edit or add the tax amount

  • If your existing tax values are different, you will receive the message below. You can change the existing mixed values to the same new tax rate on the selected listings.

Fees

 

  • Fees can only be flat (not percent) and charged once per stay (not per night fees)
     

  • If your fees are the same for the selected listings, you’ll get the screen below where you can add, edit or delete fees on the selected listings

  • If your existing fees are different you will get the screen below where you can add a new fee on top of existing fees or delete all fees on selected properties

Guest Requirements

 

  • You can bulk edit suitability for kids, pets and smoking. You can also bulk edit house rules.

 

 

Check-in / check-out

 

Check off the listing you would like to edit, click edit selection and then bulk edit your check-in and check-out times on your listing.

Refundable damage deposit



Check off the listings you would like to edit, click edit selection, and then bulk edit the refundable damage deposit for all listings

Guest cancellation policy



Your cancellation policy options range between relaxed, flexible, moderate, strict, or super strict. Once you’ve chosen the policy that works best for you, check off the listings you would like to edit, click edit selection, and then bulk edit the cancellation policy for all listings.

Guest payment options



You have the option to have travelers pay 100% to book your property, or pay a deposit upfront. Once you've chosen the option that works best for you, check off the listings you would like to edit, click edit selection, and then bulk edit the payment options for all listings.
 

  • Should you choose for travelers to pay a deposit upfront, our system allows you to charge the traveler between 5 - 50% due at the time of booking with the remaining balance to be paid in full at least 15 days before check-in.

Bedroom and Occupancy

  • Or, you have the option to have travelers pay 100% to book 

Quote lifespan



When a traveler sends an inquiry on your listing and decides to book, you have the option to request payment by sending a quote. The quote lifespan field allows you to decide how long that request has until it expires. You can choose between 1 - 14 days.

Availability settings
 

  • Our system prevents bookings from occurring the day of check-in. Require  more than a day's notice for a traveler requesting a last-minute booking? Use our Advanced Notice tool below.

 

  • Not sure what next year's pricing will be? Use our Booking Window tool to control how far in advance traveler's can book with you.

Rental Agreement

 

You have the option to use a Standard Rental Agreement that is already on file in the dashboard or upload your own rental agreement. When the traveler sends a booking request, they are electronically agreeing to the Terms and Conditions in this agreement. Once you've chosen the option that works best for you, check off the listings you would like to edit, click edit selection, and then bulk edit the rental agreement for all listings.
 

  • If you wish to use the Standard Rental Agreement, simply select that choice and save! You can review the standard terms and conditions by clicking “ view agreement” and a PDF will be available for your use.




































     
  • Or, you can choose to upload your own Rental Agreement. Please note that the agreement must be in the PDF format.
